Laughlin Ranch is the "feature" country club community on the Bullhead Parkway
Laughlin Ranch is a series of communities with a golf course theme, and a 35,000 square foot clubhouse hosting shops, a steak house and day spa. All are open to the public yet removed from the gated communities that host a variety of homes, from town homes to custom homes. 2 more golf courses are planned. Laughlin Ranch hopes to build a road and bridge that will connect Mohave Valley to the southern side of Casino Drive in Laughlin, along with a marina on the Colorado River.

Desert Lakes is an established golf course community located in Fort Mohave just a short distance from VVMC. The course is challenging, and has long been enjoyed by resident for years. It is close to Fort Mohave Elementary School and has its own Fire Department. Houses on the golf course start as low as $250,000! In Desert Lakes is Fairway Estates, a community that offers homeowners membership to a million dollar clubhouse and pool with tennis courts and park areas. Even though it has a golf course, Desert Lakes has no HOA fees.
Just south of Fairway Estates is Los Lagos, a gated community with man-made lakes that are bordered by custom homes. Each of these communities is conveniently located to schools, shopping, and entertainment. A new golf course community called Cielo is planned in Los Lagos.

- Ann describes Mohave County as a "teenager" in our stage of life. Bullhead City was incorporated in 1984, so we are still young!
- Our area has benefitted in the past from southern Californians moving here and “trading equity” from their highly appreciated house values, then moving here and retiring, or desiring a very high-quality of life. Our growth is secondarily from retirees and Las Vegas “transplants,” who want to remain close to its benefits, but away from its “suburban sprawl.”
- Extremely broad real estate variety is available, with choices for acreage, homeowners associations, golf course, and waterfront.
- Some communities in particular are known for being adjacent to good schools.
- Fort Mohave features Los Lagos, Fairway Estates, and Desert Lakes – a 15-year reputation, with 2 elementary schools, and Charter School Young Scholars academy (featured in Schools Section). Prices in Desert Lakes start in the low $200s.
- Despite the economic downturn throughout the US, retail growth remains solid in our area – there are rumors of Trader Joe’s organic grocer and a Wal-mart neighborhood grocer coming to Valley View’s immediate service area, in addition to Mohave Crossings – the first major outdoor mega shopping mall in our history! Gas prices of Western Arizona (and overall lower cost to live) are considerably less than in California, further promoting “migration” of more residents to our area.
